About the service
PXN Residential LLC (“PXN,” “we,” “us”) provides a digital service, offered at protestingpropertytaxes.com, that helps homeowners assemble an owner-authored report about their home’s value. Depending on your state, the service produces a market-value report or an assessment evidence report (together, “Reports”). You enter your property address; we assemble recent comparable-sales data, adjustment calculations, and a document format; you review the comparable sales, keep the ones you find comparable, state your own opinion of value, and sign the finished Report. The service is fully digital — after payment is confirmed, you can download the Report as a PDF from the website. If you provide an email address, we will also email you a link to the finished Report. No physical product is shipped.
Your authorship
The Report is your document, not ours. You select which comparable sales appear in it, you state the opinion of value it presents, and you sign it. PXN supplies the underlying sales data, the adjustment calculations, and the document format; PXN does not state, certify, or endorse any opinion of your property’s value. A Report cannot be completed or purchased until you have made those selections and signed.
Not an appraisal, and not representation
Reports are prepared with automated (computer-aided) software. They have not been prepared or reviewed by a licensed appraiser, may not be considered compliant with the Uniform Standards of Professional Appraisal Practice (USPAP), and must not be construed as an appraisal. PXN is not an appraiser, a broker, a tax agent, a consultant, or a law firm; nothing in the service is legal, tax, or valuation advice. We do not file documents with any assessor or review board, do not appear on your behalf, and do not communicate with any government body about your property.
Where the service is available
The service is not available everywhere. Some states’ laws do not permit a product like this, and in others we may decline an address because the data available to us cannot support a sound Report. Whether we can serve your property is determined during intake, before you are asked to pay. We may decline any order before delivery; if we do, you will not be charged, or you will receive a full refund.
No outcome guarantee
We do not guarantee that any assessor, appraisal district, board, or other body will accept, consider, or act on a Report, or that any assessment, valuation, or tax amount will change as a result of using one. Any decision to rely on a Report, and any outcome of doing so, is yours.
Data sources and accuracy
Comparable-sales and property data come from public records and licensed third-party data providers. PXN cannot guarantee the accuracy or completeness of that data, and you should verify any fact you rely on.
The adjustment calculations in a Report are one reasonable method; they may not match the methods used by any assessor or review body.
Permitted use
The service is for personal use by the owner (or authorized resident) of the property named in the Report. Commercial use, resale, and redistribution are prohibited except by separate written agreement. A Report may not be used for lending, insurance, listing, or transaction purposes, or represented to anyone as an appraisal.
Pricing and payment
Each Report is a one-time purchase. The exact price is shown at checkout before you pay; there is no subscription and no recurring charge. Payments are processed by Stripe. Your finished Report is available to download from the website after payment is confirmed. If you supplied an email address, we will also send a link by email.
Refund policy
If your Report has not yet been delivered, you may cancel for a full refund by emailing help@protestingpropertytaxes.com. If we fail to deliver a Report you paid for, we will refund the purchase in full. Once a Report has been delivered, the purchase is final, except where a refund is required by law.
Limitation of liability
You release PXN Residential LLC and protestingpropertytaxes.com from any liability for any effect — including a negative effect — that using a Report may have on your property’s assessment, valuation, or taxes. To the maximum extent permitted by law, PXN’s total liability arising out of the service is limited to the amount you paid for the Report giving rise to the claim.
Changes to these terms
We may update these terms from time to time. The version posted on this page at the time of your purchase governs that purchase.
